If these unprecedented times have taught us anything, it’s that adopting a digital-centric sales strategy is critical. Even as the pandemic becomes a distant memory, virtual selling will become an integral part of all real estate sales and leasing strategies.

For Carttera’s Portland Commons development – a 15 storey, 560,000 sq.ft commercial building slated to open in fall 2023 – #normandthegang was engaged to create an interactive leasing tool that would strengthen JLL’s digital marketing efforts, a vital solution needed during a time when scheduling in-person meetings have been a challenge.

Our objective was to develop an informative and engaging experience that established Portland Commons as a leading destination for a high performance and healthy workplace. Designed to provide best-in-class standards, Carttera, along with Sweeny & Co. , designed the building with a focus on employee wellness, technology, and sustainability.

Leveraging #normandthegang’s Interactive Explorer technology, our team created a custom microsite that allowed prospective tenants to interface with a 3D model that highlighted Portland Commons’ best-in-class health and wellness features like flexible floorplates, various outdoor spaces, operable windows and sustainability features. Future tenants are also able to discover and download all available floorplans at their leisure.

“The Portland Commons’ interactive 3D model is an instrumental tool in communicating the many unique design features of this high performance office development to prospective tenants. We are beyond pleased with the results.”

– Heidi Tibben, Partner, Asset Management, Carttera

Powered by a custom Content Management System, the leasing team is empowered to create bespoke versions of the site, allowing for a highly customized experience for prospective tenants. Through the CMS system, the leasing team can show/hide specific floorplans, edit text blocks, and even upload a custom logo to highlight Branding Opportunities, which dynamically updates the building model in real-time.

Bringing the Portland Commons high performance office development to life on a 3D platform was a concept we felt only the team at Norm Li could envision and fully execute. Kimberly and the interactive team, along with Carttera and JLL, brainstormed to ensure the end-result captured our vision. Through Norm Li’s innovation, creativity, and attention to detail, they created a customizable platform that far exceeded our expectations.

We’ve been collaborating with the innovative teams at Norm Li for over a decade, and are always impressed with their vision and execution. In these challenging times, differentiating the Portland Commons experience was key in marketing the overall development. The Portland Commons 3D platform exceeds our expectations and enhances the ability for prospective tenants to experience this high performance office development.

The interactive 3D tool that Norm Li developed for Portland Commons has been a critical part of our leasing efforts. We had to rethink our approach to marketing an office development during Covid, and Kimberly and the Norm Li team were incredibly diligent, creative, and responsive throughout the entire process. The finished product far exceeded my expectations and has been a real differentiator for Portland Commons. We’re now able to deliver a customized virtual experience to prospective tenants, and to showcase the project in a variety of ways which wouldn’t have been possible without the tool and the amazing work of the Norm Li team.
